  1. Exterior of Storage Building:

The exterior of the building is the ultimate face of the overall condition of your facility and its operations. If it is a pretty sight to look at, you are doing a great job! If the paint is peeled off, there are cracks in the brickwork, or signs are broken, it will have a huge negative impact on your business.

Following is a checklist for you to keep the exterior of your building in top shape; these tasks should be part of your regular maintenance schedule:

  • Check the natural damages made by foot traffic or automobiles that approach your facility
  • Filling of cracks for water damage
  • Pest control
  • Removal of rust and repaint to prevent deterioration in future
  • Use bollard sleeves to protect your facility’s exterior, slide them over the existing fixtures and they will help to withstand weather and traffic.
  • Daily removal of trash and garbage.
  • Fix signage if any are broken or old.
  • Replace old and dim lights with new bright lights and bulbs.
  • Keep the paint of your facility fresh. Coat every six months to have a new look.
  1. Green Area around your Storage Facility:

A well-maintained landscape of your building attracts tenants. You might just have a few trees outside the facility or a large green bushy area with flowers and pebbles. It does not matter if you have a small green area or a huge one; what’s important is regular maintenance and landscaping. Here are a few points which you can add to your regular maintenance checklist:

  • Aerate your lawn twice a year.
  • Prune trees, shrubs, and flowers regularly.
  • Fertilize regularly and remove weeds.
  • Trim your trees to maintain their look.
  • Plant new trees or flowers if you want to add color and life to the overall surroundings of your storage facility.
  1. Pavement and Roof:

Pavement & Roof are like the foot and head of your facility. Make sure that the pavement is free of potholes. Consider using asphalt overlay if there are many cracks and the pavement is worn out. Add a sealant to your facility’s pavement every three to five years to minimize cracks and extend its life.

Similarly, the condition of your facility’s roofs is critical. To keep your roofs healthy, regularly check for leaks and remove debris. Whenever there is a storm, rain or wind, check for possible problems and try to solve them before the damage is worse. It is an important practice to clean out all gutters and downspouts every spring and fall.

  1. Interior of Building:

The interior of the building contains the bulk of your day-to-day maintenance checklist. Elevators:

  • Always get the extended warranty so that you are covered for a longer time if something goes wrong.
  • Consider installing a lift instead of an elevator. Lifts transport tenants’ goods, but not people.
  • Install diamond-plate aluminum on the floor and sides of the lift. It looks good and lasts forever.
  • Regularly clean and disinfect your elevators & lifts.
  • Always put a weight limit sign in the elevator for safety.

Door and Locks:

  • Always keep the doors of your building and storage units clean. Good old soap and water can be your door’s best friend.
  • It is recommended to use a coating that will expand and contract and has good adhesion to metal, because roll-up doors flex when rolled up and down.
  • Use self-storage metal doors paint for your doors.
  • It is recommended to use lubricants and oils on springs and axles with spray or lithium grease. Proper oiling will keep the doors functional for longer without issues.
  • For interior hallway doors, use a waterless wash and wax to clean and shine.
  • Regularly clean glass doors.

Storage Units:  Storage units are home to your tenant’s belongings. Be sure they are dirt-free, well swept and there are no pests. Do not forget to destroy odors with a deodorizer. Always keep vacant units locked.

  1. Security

The safety of your building, your customers, and your tenant’s belongings are crucial for your business. You should add the security-related tasks to your regular maintenance checklist as well.

Make sure that the following are checked regularly and maintained for optimal security

  • Cameras,
  • Door alarms,
  • Lighting,
  • Fencing and gates,
  • Smoke detectors,
  • Fire extinguishers,
  • Emergency exits

Always schedule regular inspections of your property’s main security systems. Keep out dust by vacuuming the cameras and monitors. Similarly, your smoke detector batteries should be replaced every six months.
